In the coming weeks, St Edward will begin the first enabling works of the North Street Regeneration project which includes archaeology surveys.

In addition, Woodbridge Road will be permanently closed to allow utility diversion works to take place along North Street and Leapale Road. Learn more about the Guildford North Street Regeneration project (opens new window) Woodbridge Road closure.

This work will be followed by the demolition of the Old Post Office and other buildings fronting North Street and Woodbridge Road. This will make way for the new town square which will form the centre piece of the wider North Street Regeneration project (NSRP). 

What will the NSRP deliver to local residents, businesses, and the wider community?

  • 477 highly sustainable new homes, including 47 affordable homes
  • 2.2 acres of public realm featuring a wellness garden and a new town square
  • A refurbished bus station with indoor waiting facilities, toilets and staff offices
  • The pedestrianisation of North Street, projected to improve air quality by 10%
  • The planting of 115 new trees, boosting local biodiversity by over 200%
  • A dedicated Community Liaison Officer to facilitate integration with the town
  • A new medical centre to serve the community's needs

Frequently asked questions

Will the section of Woodbridge Road between North Street and Leapale Road be closed permanently or is it just a temporary situation?             

Woodbridge Road is a permanent closure which allows for service diversions, soil investigations and demolition within the site and eventually the construction of the development through to Spring 2031. 

How long will the diversion route be in place and what will replace it?

The diversion route will be in place until the development related highway works are completed, with Leapale Road becoming a two-way road. These works are expected to be complete by Summer 2026

Will there be further Highway Works in the area?

Further service diversions will be taking place around the area in Commercial Road, North Street and Leapale Road over the coming months.  Information on the location and approximate durations can be found on the SCC highway webpage Roadworks map - Surrey County Council (surreycc.gov.uk) . Any works will be in phases to ensure the impact is either a minor incursion or lane closure with the traffic and pedestrian routes maintained.

Are the surrounding businesses to remain open?

Yes, the business in the area not included within the development site will be able to operate as usual.

If I must enter North Street, will I need to turn back and leave at the eastern end of the road?

No, an exit route will be available by heading west into Commercial Road.  The diversion route is in place to encourage through traffic to use an alternative route (using Chertsey Street and York Road) to reduce potential congestion on Commercial Road.

When will the bus station works be complete?

The works to the Bus Station are programmed to begin Winter 2025 with completion during Summer 2026

When will North Street be pedestrianised?

The works on the North Street pedestrianisation are programmed to begin in Autumn 2026  with completion during Spring 2027
