Executive approves new tall buildings guidance for Guildford town centre

Clear guidance on the future development of tall buildings in Guildford town centre was approved by the Council's Executive on Thursday 6 November. 

The Tall Buildings Supplementary Planning Document (SPD) will guide the design of tall buildings in central Guildford, help to reduce their impact, and support consistent and high-quality development.  

The document is informed by feedback submitted by residents and local stakeholders during a six-week consultation held earlier this year.  

Cllr Julia McShane, Leader of the Council, says:

"High-quality development that fits with the special character of our town centre is vital. The approved SPD will inform the suitability and guide the design of tall buildings so they contribute positively - supporting regeneration, making the best use of land including brownfield sites, and enhancing the town for everyone who lives and works here.  

"Thank you to everyone who shared their views during our consultation. Your feedback helped to create this clear, practical document that will support Guildford's future growth. With thoughtful planning and strong guidance, we can shape a future that works for Guildford." 

The approved SPD: 

  • gives guidance on what we consider to be a tall building in Guildford town centre   
  • provides design guidelines to help manage the visual and environmental impact of tall buildings on nearby streetscapes, heritage sites and public spaces 
  • promotes good architecture and opportunities for innovative design 
  • clarifies what we expect to see submitted as part of a planning application for a tall building, including evidence of its potential impact.    

The SPD will now be used to inform decisions on future planning applications.
